Where Can You Put a Tiny Home?

Land requirements vary by use case and location. Here's what to know before you buy land or commit to a site.

Can I put a tiny home in my backyard?

Often yes, especially in rural Texas. Many East Texas counties allow ADUs on residential or agricultural land with minimal restrictions. Urban cities may have stricter setback rules. Always verify with your county appraisal district before proceeding.
What kind of land do I need?

For a foundation home, you need land you own with utility access or the ability to install septic and a well. For a THOW, you just need a stable, level surface and hookup access — or you can go fully off-grid with the right setup. We advise on site prep during your consultation.
Can I put my tiny home in an RV park or community?

Yes, if the park accepts THOWs — many do. RV parks and tiny home communities are increasingly common across Texas and provide an easy placement option with utilities already in place. We can point you toward several options in East Texas.
What utilities does a tiny home need?

Standard: electric, water, and sewer/septic. On-grid homes tie into municipal or co-op lines. Off-grid homes (especially The Wanderer) run on solar, rainwater collection, and composting or holding tank systems. Our off-grid package includes pre-wiring and prep for all of these.
How does delivery work?

We deliver across East Texas from our Brownsboro shop. Local delivery (within ~60 miles) runs $500–$1,500. Long-distance delivery is available at $2–$4 per loaded mile. We handle oversized load permits and work with you on scheduling. Foundation prep and site work are available as add-ons.

How We Build Your Home

Every home is built by the Padron family in our Brownsboro shop. Here's what to expect from timeline to customization to what's included.

How long does it take to build?

12–16 weeks from deposit to delivery for most builds. Starter models (Settler, Wanderer) run 10–12 weeks. The Crestwood and heavily customized builds can run 16–20 weeks. We provide a firm timeline at contract signing with photo updates throughout.
Can I customize my home beyond the listed models?

Absolutely. Every model is a starting point. You can change layout dimensions, exterior siding, roofing, interior finishes, cabinetry, countertops, appliances, and windows. The Crestwood is our most flexible model. Share your vision at the consultation and we'll price it out.
Who actually builds the homes?

The Padron family — Pedro, Domingo, and Marco — build every home themselves in Brownsboro, TX. We don't use subcontractors or outsource any part of the build. When you visit the shop, you'll meet the people physically putting your home together.
What's included in the base price?

Every base model includes: full framing, insulation, exterior siding, roofing, windows, doors, interior walls, flooring, bathroom fixtures, kitchen cabinetry and sink, electrical rough-in and panel, plumbing rough-in, and interior paint. Appliances, HVAC, and premium upgrades are priced as add-ons. We provide a full line-item breakdown before you commit.
Can I visit the shop and see a build in progress?

Yes — we welcome shop visits by appointment. Come to 7092 FM 314 N, Brownsboro, TX 75756. We'll walk you through whatever is currently being built and answer every question in person. Call or text Pedro at 903-504-4317 to set a time.
Do tiny homes hold up to Texas heat and storms?

Our homes are built specifically for the East Texas climate. We use closed-cell spray foam insulation — it dramatically outperforms standard fiberglass batt in heat and moisture control. Roofing and siding materials are chosen for wind and UV resistance. Our customers report their homes staying comfortable year-round.
What deposit is required to start?

A deposit is required to secure your build slot — the exact amount is agreed at contract signing based on your model and customizations. The remaining balance is paid in stages: mid-build and at delivery.

Is a tiny home a good investment?

It depends on placement. A tiny home on a permanent foundation on land you own appreciates like real estate and can be refinanced. A THOW depreciates modestly but costs a fraction of a traditional home. The best ROI typically comes from short-term rentals — many customers see their build paid off in 3–5 years.
Can I use a tiny home as a rental property or Airbnb?

Yes — this is a very popular use case in East Texas. Many customers place a Settler or Shoreline on rural land and list it as a vacation rental at $100–$200+ per night. Verify your county's short-term rental rules and zoning before listing.

What's the difference between all six models?

Quick breakdown: The Settler (180 sq ft, classic cabin, $45k) and The Wanderer (200 sq ft, off-grid ready, $45k) are entry-level. The Shoreline (280 sq ft, modern farmhouse, $75k), The Homestead (320 sq ft, full-time living, $75k), and The Sunbeam (240 sq ft, weekend retreat, $75k) are mid-tier. Why do some models cost more than others at similar square footage?

Price reflects build complexity, finish level, and included features — not just square footage. A model with an en-suite bath, kitchen island, and premium finishes costs more to build than a simpler layout of the same size. The Crestwood includes two full bathrooms, a soaking tub, and a chef's kitchen — that's more plumbing, cabinetry, and labor regardless of footprint.
Are the prices firm or negotiable?

Listed prices are starting points for base models with standard finishes. Final pricing depends on customizations, add-ons (foundation prep, permits, utility connections), and delivery distance. We provide a firm written quote before you commit to anything.
